Kat, it sounds like are more interested in the bookstore than the journals so...
Bookstores are hard in this day and age. I think it would have to be something in a place with a lot of foot traffic, maybe someplace quaint and in a touristy area. you need an area with a good walk score and low competition
Do you have a something in mind to help supplement the book income (souvenirs, food, joint venture, etc)
do you really want a bookstore, or are you really trying to capitalize on the upswing in interest in YA books?
Where do the journals fit in?
Do you hv a location in mind?
Are they are independent bookstore around? Can you speak to the owner to get some advice/guidance?
Do you have a business plan?
Do you know any authors to can speak to/network with to discuss the future of book signing?
The hard part of business, sometimes you have to cater to the masses. Do you think your product 1) caters to the masses 2 ) is niche enough to have a following. Capitalism and personal preference don't always go together.
