I'm mostly LP and right now I'm trying Curl Junkie Argan and Olive Oil and Darby's Pumpkin. Both are heavy on oils but not butters and are glycerin free. We'll see how it goes....

That doesn't sound like butters. I've had butter build up (SM + Jane Carter overuse :) ). It washes out pretty easily. Hard water sounds like a more likely candidate.
